REVALUATION INSPECTIONS TO START:  Starting in May of 2008, representatives from Accurate Appraisal will begin their field work/property inspections as part of the 2008 town revaluation.  The representatives from Accurate will have a name badge and company logos on their vehicles.  Inspections will occur from 8:00 a.m. to 5:00 p.m. Monday through Friday.

 

It will take approximately 10 minutes for Accurate Appraisal to view your property.  The inspection of the interior of your house will consist of:

Ř  Quality of construction of the home

Ř  Age of the home

Ř  Count of the number of bedrooms/bathrooms

Ř  Type of heating, A/C units

Ř  Size of basement and confirmation of any finished areas in the basement

Ř  Total square feet of living area

Ř  Quality of kitchens and baths

The inspection of the exterior of your house will consist of:

Ř  Measurements of the outside of your house

Ř  Age and measurements of any detached outbuildings/garages/sheds

Ř  Condition of roof, siding and windows

 

If you are not at home upon the initial visit, or if you are at home but would like Accurate Appraisal to come back at another time, Accurate Appraisal will send you a letter requesting you to set up an appointment to view the interior of your house at your convenience.

 

If you do not respond to the initial letter to arrange for an appointment, Accurate Appraisal will send you a second letter requesting an appointment to view the interior of your house via certified mail.  If, after receiving the second letter, you do not respond to set up an appointment, Accurate Appraisal will assess your property based upon what they can see from the outside of the building.

 

It is important to note that per Wisconsin State Statutes, anyone who refuses an inspection, also forfeits their right to appeal their assessment.

POND CONSTRUCTION:   A town conditional-use permit and either a Shawano County land-use permit or conditional use permit are required for construction of ponds in the Town of Angelica.  Also, if the pond will be constructed in wetlands or within 500 feet of a navigable stream, a County Shoreland permit and/or additional permits from the DNR and the Army Corps of Engineers could be required.  For information contact the Shawano County Planning, Development & Zoning Department at 715-526-6766.

 

BUILDING CONSTRUCTION:   Permits are required for construction of homes and other buildings in the Town of Angelica.  Detailed information was provided in the December 2007 Town Newsletter, is posted on the town’s website or can be obtained by contacting the town clerk.

 

BUILDING INSPECTION REQUIRED: Effective January 1, 2005 the State of Wisconsin began enforcing the Uniform Dwelling Code (UDC) by requiring inspection of all new dwellings.  The contracted state agency for our town is Assured Inspection Services LLC, P4150 Pine View Road, Birnamwood  WI  54414.  You can contact Peter Kruit by  Office Phone: 715-449-2400 Cell Phone: 715-551-1306 or Fax:  715-449-2149.  It is the homeowner or contractor’s responsibility to obtain a state UDC building permit in addition to the town building permit issued by the Town Clerk.

 

ZONE CHANGES ~ CONDITIONAL USE PERMITS ~ VARIANCE REQUESTS:  In all cases, contact the Shawano County Planning, Development and Zoning Department at 715-526-6766 as a  Preliminary Consultation  form has to be filled out before proceeding with any of these requests.

 

BURNING POLICY IN THE TOWN OF ANGELICA:  Individuals/private citizens may burn lawn and garden debris and small quantities of clean-untreated wood.  Clean paper waste that is not recyclable may also be burned.  Before burning, please obtain a copy of the Town of Angelica’s policy on open burning.  It is available on the town’s website or by contacting the Town Clerk.  In the case of large amounts to be burned, notify the Pulaski Tri-County Fire Department Chief, Frank Wichlacz, at 920-822-5630 and the Shawano County Sheriff Department at 920-822-7905 (8:00 a.m. to 4:30 p.m. week days only) or 715-526-311 (non-emergency 24-hour phone number) to inform them of the planned burning.  When planning any burning, please keep in mind that the town has an ordinance whereby the property owner or resident will be billed the actual cost incurred by the town for fire protection and/or alarm responses up to a maximum amount of $500.00 per call or response and that passer bys with cell phones could call the fire department when they see smoke or fire.  It is important that the fire department and the Shawano County Sheriff  Department be made aware of any planned burning.

 

BUSINESSES:  Please note that businesses may not do any open burning without a wood burning facility license that can be obtained from the DNR.

 

 

COMPREHENSIVE PLAN:   The first draft of the town’s Comprehensive Plan is being reviewed by the Town of Angelica Planning Commission.  Hearings will be held regarding the plan in the near future.  Look for a notice regarding this on the three town posting boards located at the town hall, Krakow Post Office and Zachow post office, on the town’s website and in the Pulaski News. 

 

NEW FLAG-STYLE 911 NUMBERS:  Current plans are that Lange Enterprises will be starting to install the new flag-style numbers that are required under Shawano County Ordinance No. 5-07 in the month of May.    That ordinance requires that a flag style plate displaying a property’s fire number be mounted on a post perpendicular to the roadway and be visible from both directions of travel on the roadway.

 

USE OF GARBAGE STICKERS:   Please be reminded that garbage stickers are not to be placed on lids of garbage cans or directly on the garbage can.  When using garbage cans, place a sticker on one of the garbage articles in the can that can be easily seen by the garbage pickup person.

 

DOG TAGS:   It is important that dog license tags be attached to your dog’s collar.  We have had a number of instances when the town’s Animal Control person has had to pick up a lost dog and it  had no identification on it.  If the dog tags or another form of identification are on the dog it can more easily be returned to its owner and in addition the dog tags confirm that the dog has had its required rabies shots.  The town’s animal control person is Herbert Rusch who can be reached at 715- 758-8203.  Also as a reminder, a listing of people who have not obtained a dog license for their dog or dogs will be sent to the Shawano County District Attorney.  The deadline to obtain a license before being placed on this list is April 1, 2007.

 

PAYMENT OF SECOND INSTALLMENT OF TAXES:  Please note that the second installment of taxes due July 31, 2008 are not to be paid to the Town Treasurer but are to be paid to the Shawano County Treasurer, Kay Schroeder, Shawano County Court House,  911 Main Street, Shawano  WI  54166.

Have you had a chance to see the Town of Angelica Park  located at N4795 Largo Lane in Krakow?  It would be a perfect place to have a family reunion, graduation party or birthday party.  The pavilion building has a small kitchen area behind a serving counter with running water and electrical outlets.  For rental information contact either Grant Wery at 920-822-3619 or Steve Effert at 920-899-3644 of the Krakow Advancement Association.  Rental of the pavilion for town residents is $40.00 which includes the picnic tables located in the shelter area of the pavilion.
